FAQ
Have questions about buying a home? These are the ones we hear most often, answered plainly. If yours is not here, send us a message.
Each listing notes the year the home was built and any major work we know about, such as a new roof or rewiring. Before you make an offer, we ask the seller for the permit history and their disclosure documents, and we recommend a full inspection. If something is due for replacement soon, we would rather you hear it from us than from your inspector.
Fixtures, meaning anything attached to the house like built-in appliances, light fittings and window coverings, are normally included. Free-standing items such as furniture, the washer and dryer or the refrigerator are negotiable. The purchase contract lists exactly what stays, so if something matters to you, tell us and we will write it in.
Condo and HOA fees are shown on each listing where they apply. Property taxes depend on the county: in California they are generally based on the purchase price at a base rate of around 1% plus local charges, and in Florida they depend on the assessed value and local millage rates. We can give you an estimate for any home before you offer.
Every listing has a short note on the area, and our agents live and work in the neighborhoods they cover. For schools, check the district's own boundary maps, because a nearby school is not always the assigned one. For safety, the city police department publishes local crime maps. We are happy to walk the area with you.
Sellers in California and Florida must disclose known material defects. Some sellers also commission pre-listing inspections, which we share when they exist. Either way, we recommend your own inspection during the contingency period, plus any specialist reports the home needs, such as a termite report in California or a four-point inspection in Florida.
We can show you recent sales and rents for similar homes nearby, which is the most honest guide to future value. Keep in mind local rules: many condo buildings limit rentals, and cities such as Palm Springs and Miami Beach regulate short-term rentals closely.
We check the city planning portal for applications near any home you are serious about, and we will tell you about anything we know is planned, such as new buildings, road work or transit lines. You can also search the planning department's public records yourself by address.
Each listing page shows the date it was listed. A long time on the market can mean the price is high, or simply that the home suits a narrower group of buyers. We can tell you the listing history, including any price changes, before you offer.

Quiet streets above Baker Beach, big views of the Golden Gate and summer fog that rolls in most afternoons.

Oak woodland, hiking from the front door and a small creative town center, fifteen minutes from the beach.

Tree-lined streets of 1920s Mediterranean houses, the Venetian Pool and Miracle Mile a few minutes away.

Flat, walkable streets of midcentury houses with mountain views. Busiest in the cooler months.

The quieter side of the lake, with pine forest to the water and ski resorts about twenty minutes away.
